The modeler supports planning for business-purpose residential ground-up construction projects involving non-owner-occupied investment properties. You may use it to evaluate scenarios for yourself or a business you are authorized to represent. You are responsible for having permission to provide any information relating to another person or business.
Domus does not charge a fee to use the modeler. No payment or purchase from Domus is required. Access through ChatGPT is subject to OpenAI's separate terms, policies, and service availability. Domus does not control ChatGPT or guarantee its continued availability.
You are responsible for providing accurate information and reviewing the assumptions used in each calculation, including any defaults. Incomplete, inaccurate, or outdated inputs can produce misleading estimates. The modeler's calculations and assumptions may change over time.
Outputs are estimates for planning. They are not a loan approval, commitment to lend, binding rate or fee quote, appraisal, or guarantee of funding. Actual eligibility, terms, funding amounts, cash requirements, and draw arrangements depend on verification, underwriting, documentation, and applicable requirements. Modeling a scenario does not submit a loan application or reserve funding.
Review the modeler's inputs, calculations, and results independently before making financial commitments. The modeler does not provide legal or tax advice. Consult appropriate professionals when your transaction requires that advice. Do not treat an AI-generated explanation as an amendment to executed loan documents or an approved term sheet.
