Three programs cover Florida. The ground-up construction loan builds the house. The two bridge loans buy a property first, for a different reason each.

On the ground-up construction loan you only pay interest on what has been drawn, at a fixed rate, interest-only, and points are 1% to 2% of the loan amount. Our standard is to wire draw funds within 24 to 48 hours after a draw is approved. The full program is on the ground-up construction loans page.

Where We Lend in Florida

Ground-up construction: urban and suburban markets across the state. We do not do rural property, and we are not currently lending in Port Charlotte, Cape Coral or Lehigh Acres.

The lot must be 2 acres or less. Entitlement is not required, and permits are never required to close.

Bridge: in Miami-Dade, Broward and Palm Beach, the South Florida bridge loan works on its own, on single-family homes, condominiums and residential land. Everywhere else in Florida, we offer a bridge loan only on a property with an existing house, and only when the exit is a Domus ground-up construction loan.

Which Florida Loan Fits Your Deal

You own a lot, or you are buying one, and you are ready to build. That is a ground-up construction loan. We advance up to 60% of land value at closing with permits not yet issued, or up to 70% with permits issued, and fund the build in draws.

The lot has an old house and you are ready to tear it down. Also a ground-up construction loan. Teardown and rebuild is one of the project types we finance.

You are buying a property with an existing house and need time to subdivide or get permits. That is a bridge to construction loan. You can rent the house during the bridge. You cannot tear it down until it is in the construction loan, which then refinances the bridge directly, one construction loan per lot.

You are buying a single-family home, a condominium or residential land in Miami-Dade, Broward or Palm Beach, and you need to close in days. That is the South Florida bridge loan: $1,000,000 to $10,000,000 at up to 70% LTV, with no FICO minimum, no experience minimum and no appraisal.

What we do not finance in Florida: rural property, condo construction, owner-occupied homes, fix-and-flip, and anything above four units.

Florida Construction Loan FAQs

Do you offer ground-up construction loans in Florida?

Yes. We fund ground-up construction loans in urban and suburban Florida, from $200,000 to $5,000,000, at 85% LTC standard and up to 100% of the construction budget. We do not lend on rural property, or in Port Charlotte, Cape Coral or Lehigh Acres.

Can I finance a teardown and rebuild in South Florida?

Yes. Teardown and rebuild is one of the project types we finance with a ground-up construction loan. If you need time to subdivide or get permits first, a bridge to construction loan buys the property, and the house comes down only once the construction loan is in place.

Do I need permits approved before closing?

No. Permits are never required to close. With permits approved and issued, we can advance up to 70% of land value at closing instead of 60%, so you bring less cash to the closing table.

Will you fund both the land and the construction?

Yes, within the 85% LTC standard, up to 90% case by case for highly experienced borrowers. At closing we advance up to 60% of land value with permits not yet issued, or up to 70% with permits issued, and we finance up to 100% of the construction budget in draws.

How long does it take to close a construction loan in Florida?

Ten to twelve business days for a ground-up construction loan. A South Florida bridge loan closes in 3 to 4 days.

Do you lend on townhomes in Florida?

Yes, with a ground-up construction loan, on the same terms as single family. Two to four townhomes are financed with one loan for the whole project, and the units must be on separate recorded lots before the construction loan closes. Townhomes are not eligible for the South Florida bridge loan.

Can a foreign national get a construction loan in Florida?

Yes. Foreign nationals can qualify with no FICO score, at a higher rate, and borrow on the same LTC and LTARV as a US borrower. Two of the Florida ground-up loans Domus funded in May 2026 went to foreign nationals.

Who makes the credit decision on a Florida loan?

We do. We fund loans in our own name as a direct balance sheet lender, and we make credit decisions in-house. The person who prices your deal is the person who approves it.

The full rules for foreign borrowers are on the construction loans for foreign nationals page, and townhome releases are on the townhome construction loans page.
