We typically require a minimum credit score of 660, though we evaluate each deal individually. Strong deals with experienced borrowers may qualify with lower scores. Your credit score is just one factor we consider alongside your experience, the property, and the overall deal structure.

Most loans close within 7-14 days of application. We've closed deals in as little as 5 days when needed. The exact timeline depends on how quickly you provide documentation, title work, and any property inspections required.

Rates vary by loan type, property, and borrower experience. Use our instant pricing calculators to get your exact rate in seconds. Generally, rates range from 7.5% to 10.5% depending on the program and deal specifics.

We currently lend in 38 states. Some states may have different terms or requirements, but we work with investors across the country on a variety of property types.

We lend up to $3M for DSCR loans and up to $5M for bridge, fix-and-flip, and construction loans. For larger loan amounts, please contact us directly to discuss your specific needs.

Not for DSCR loans – we qualify based on the property rental income. Bridge, fix-and-flip, and construction loans may require proof of liquidity and reserves, but typically don't require W2s or tax returns.

Typically 20-25% for DSCR loans, and 10-25% for bridge and fix-and-flip loans depending on your experience and the property. Construction loans may require different down payment structures based on the project.

Yes, most of our loans have a short 3-month prepayment penalty. You can pay off your loan at any time without additional fees. This gives you the flexibility to refinance or sell when it makes sense for your investment strategy.
