Can a Foreign National Get a Construction Loan in the US?

Yes. You need a current passport, a valid visa, a US bank account and an LLC or corporation to borrow in, and no FICO score, ITIN or Social Security number. The leverage is the same as for a US borrower, 85% LTC standard; qualifying without a FICO score means a higher rate.

We work in English, Spanish and Portuguese.

Everything else is the standard program: loans from $200,000 to $5,000,000, 9 to 18 months, points of 1% to 2% of the loan amount, and interest charged only on drawn funds. The full terms are on the ground-up construction loans page.

Same Leverage as a US Borrower

Qualifying without a FICO score changes the rate, not the size of the loan. A foreign national gets the same LTC and LTARV as a US borrower: 85% of project cost as standard, up to 100% of the construction budget, and no more than 75% of the finished value.

The experience rule does not change either. Either you have completed 3 projects, including 1 comparable exit in the last 36 months, or your general contractor has completed 3 in the last 36 months, proven by certificates of occupancy.

Construction Loans Domus Funded to Foreign Nationals

In May 2026 Domus funded two ground-up construction loans to foreign nationals in Florida. Both were spec single-family homes at 85% LTC on an 18-month term, and in both the borrower already owned the land and refinanced it into the construction loan.

Example: What a Foreign National Brings to Closing

You are buying a $150,000 lot in Florida and building a $450,000 house: $600,000 of total project cost. The finished house appraises at $850,000.

  • 85% LTC: $510,000
  • 75% of the finished value: $637,500
  • Loan: $510,000, the lower of the two, the same as for a US borrower
  • Your contribution: $90,000, which is 15% of project cost
  • Plus, in cash: points, the processing fee and closing costs

Qualifying without a FICO score changes the rate, not the cash you bring. Every cost on the loan is listed on the construction loan costs page.

This is an example calculation with round numbers, not a real deal.

What Holds Up a Foreign National's Loan

No US bank account. It is required.

An expired passport or no valid visa. The passport must be current and not expired, and the visa valid.

Planning to borrow in your own name. Construction loans close in an LLC or corporation, never in a personal name.

No track record and no experienced GC. Not needing a FICO score does not remove the experience rule. Either you have built before, or your general contractor has, 3 times in the last 36 months.

A project outside the program. Owner-occupied homes, rural property, more than four units, and markets outside Florida, Georgia, South Carolina, North Carolina and Tennessee do not qualify.
