Use the subject line “Construction Loan Modeler Support” and include:

A redacted screenshot may help. Remove borrower names, contact details, account numbers, access tokens, and other sensitive information before sending it. Do not email Social Security numbers, bank statements, passwords, or complete loan files for routine modeler support.

Common questions

Is the modeler free?

Yes. Domus does not charge to use it, and no payment or purchase from Domus is required. ChatGPT access is governed separately by OpenAI.

Why is the modeler asking for more information?

The calculation needs specific project inputs. Purchase and refinance scenarios require different information. Provide the requested details rather than guessing values.

My permits are approved. Should I mark them as issued?

Only mark permits as issued if they have actually been issued. Approval alone does not mean issuance.

Why did an estimate change?

Changes to project costs, completed value, land information, closing timing, insurance treatment, or other assumptions can affect results. Review the inputs and any defaults used in each scenario.

What if the calculation fails?

Check that the required inputs are complete, then try again. If the issue continues, send support the error message and relevant scenario details. Do not rely on an answer that claims a successful calculation without a result from the modeler.

Does an estimate mean my loan is approved?

No. The modeler provides planning estimates. Loan approval and final terms require a separate lending process.

Does using the modeler submit a loan application?

No. Modeling a scenario does not submit a loan application or reserve funding.
